Lake Martin Amphitheater is located in Russell Lands On Lake Martin, in Central Alabama. It is governed by the Lake Martin Arts Council, a private 501(c)(3) non-profit corporation that was established to provide the Lake Martin area with entertainment, art and cultural events. Russell Lands is the founding and sustaining member of the LMAC.

Lake Martin Area Sales Up

Sales: Lake Martin Area* residential sales totaled 72 units in July, an increase in sales growth of 67.4 percent from the same period last year. Year-to-date sales through July are up 41.6 percent above 2014.

Forecast: July sales were 56.5 percent or 26 units above of our monthly forecast. ACRE's year-to-date sales forecast through July projected 287 closed transactions while the actual sales were 371 units, a cumulative variance of 29.3 percent.

Supply: The Lake Martin Area housing inventory in July was 511 units, a decrease of 17.6 percent from July 2014 and 37.0 percent below (this is good news) the month of July peak in 2008 (811 units). In addition, July inventory decreased by 5.5 percent from the prior month. This direction is consistent with historical data indicating that July inventory on average ('10-'14) increases from the month of June by 3.3 percent. There were 7.1 months of housing supply in July (6.0+/- months considered equilibrium in July NSA), a favorable decrease of 50.8 percent from last July's 14.4 months of supply.

Demand:  As anticipated, residential sales slipped 8.9 percent from the prior month. This direction is consistent with seasonal patterns and historical data indicating July sales on average ('10-'14) decrease by 2.7 percent from the month of June.

Pricing: The Lake Martin Area median sales price in July was $250,000, a decrease of .8 percent from July 2014 but a 12.6 percent increase compared to the prior month. Historical data indicates that the July median sales price ('10-'14) typically decreases .1 percent from the month of June. Pricing can and will fluctuate from month-to-month due to changing composition of actual sales (lakefront vs non-lakefront) and the sample size of data (closed transactions) being subject to seasonal buying patterns. A broader lens as to pricing trends is appropriate and we highly recommend contacting a local real estate professional for additional market pricing information.

Industry Perspective: "Our housing forecast also remains largely unchanged, with leading housing indicators pointing to continued improvement heading into summer," said Doug Duncan, senior vice president and chief economist at Fannie Mae. We expect to see strong sales, lean inventories, and rising confidence through the rest of the year, which should support increased home building activity and give an added boost to economic growth." For full report, go HERE.
